We are rehab hard money lenders located just outside of Philadelphia, Pennsylvania. Depending on the borrower’s characteristics (credit, income, and cash), Rehab Financial Group will fund 100% of the purchase and rehab costs – not to exceed 70% of the ARV (after repair value).

We are a direct private lender and we aim to work with qualified real estate investors. As rehab hard money lenders, we are aiming to mitigate our risks and therefore we only work with financially strong borrowers who have a credit score of at least 660. We provide short-term financing (9 to 12 months and up to 18 months for ground up construction) which allows real estate investors the opportunity to purchase and rehab a property where a traditional bank otherwise would not.

Our hard money loans do not have any pre-payment penalties or back-end fees. You only pay interest for the amount of time you have the loan. Typically our clients will sell or refinance the property to pay off our loan.

Different Than Traditional Rehab Hard Money Lenders

We are different than traditional rehab hard money lenders in that we are credit-based first and then asset-based second, meaning that we underwrite (or evaluate) a hard money loan based on the financial wherewithal of the borrower. Once a borrower is approved with us, then we will look at the details of the property. Based on states list above, the 660 score must be an old guideline. Current guidelines show 620 and do not address requirement of guarantor or co-borrower.
